If you've bought a new-build home, you're probably expecting it to be absolutely perfect. Unfortunately, even the best new homes can have issues with some defects not becoming apparent until you've been living in the home for a while.

 

From the day you move in, add any problems to a snagging list and report them to the developer. Again, it's best to be cautious and include even small niggles.

If you've lived in the property for more than two years and you notice something major is wrong, you can make a claim under the 10-year NHBC warranty, which covers building defects on new-build homes.

When is the best time to carry out a snagging survey? 

The best time for a snagging survey is before you exchange contracts with the developer and move into your new home. Some developers don't allow snagging inspections before completion. In which case, you should get it done as soon as possible after this, and no later than two years after you move in.

 

What should a snagging survey include?

Unlike traditional surveys, snagging surveys should pick up everything from minor issues, to more serious structural problems. The report should cover the interior and exterior of the house, as well as any garden, driveway or garage included as part of the property. 

 

Who should get a snagging inspection? 

Anyone buying a new build home or flat will benefit from a snagging inspection. It can ensure you save money in the long run by preventing defects from worsening down the line. 

 

What is de-snagging?

A de-snagging report is performed after the first snagging report has been carried out and the builder has corrected the original defects found from your snagging list. De-snagging is checking that all defects from the original snagging list have been rectified by the builder to a high standard and that nothing has been further damaged during the works and the quality of the remedial works have been completed to the correct standard.
