Property Inventory Report 


All of our inventory reports are professionally carried out in accordance with the recognised industry standards and can be tailored to your requirements. Our Inventory report is a straightforward and to the point list explaining the contents, fixtures, fittings and cleanliness of a property that is to be rented out. The report also contains a detailed outline of condition of a given property – noting the existing state of all items and any deterioration, together backed with professional digital images on all reports. A 360° Virtual Tour can be carried out alongside an Inventory Report and is becoming increasing popular with our clients.

Tenant Check In


We can arrange to meet your tenant at the rental property. We can do this on move in day or before the start of their tenancy. We will go through the Inventory Report with them and obtain their signature on the document(s). We will also, where possible, take meter readings and agree them with your tenant. We can also hand over the property key(s) should you require us to do so.


   Mid Term Interim Property Inspection

Our Inventory Clerk will arrange an agreed date and time to carry out an Interim Inspection using the original Inventory report. We will take a look around the property, taking date stamped photographs and a 360° Virtual Tour (if applicable). Our Inventory Clerk will identify and note any changes to the condition of the property if any, health and safety concerns, over occupancy as well as evidence of pets or smoking within the property.


Property inspections are unavoidable. Carrying out regular interim inspections helps to reduce the chance of a dispute at the end of a tenancy. If landlords fail to check their rental properties often, they won't spot issues before they become a big problem. It’s also a good chance to ask tenants how they’re getting on and to keep the line of communication open with them.


Leave it to a professional, using a third party is less likely to be biased and may also feel less intrusive to the tenants our experienced Clerks have their own property inspection checklist and a full report will be compiled and must be signed by the tenant when possible. You will be supplied with an electronic copy and/or a hard copy of the Interim Property Inspection Report.

Tenant Check Out


We visit the rental property at the end of the tenancy either with or without the tenant present. The property is inspected throughout and a note is made of any differences between the present condition of the property and that described on the Inventory Report which was compiled at the start of the tenancy.


The check-out report is compiled and will include specific details with regard to the general condition and cleanliness of the property. We will take note of any items that are now broken, damaged or missing from the property.

Where possible we will take the meter readings showing proof of date if tenant not present, and if the tenant is present, we can accept the return of the property's keys on behalf of the Agent/Landlord. The check out report will be sent to the Agent and/or Landlord directly.
